Whether you’re planning a home extension, a new dwelling, a change of use, a commercial scheme, or you need to challenge a refusal, WPS Planning can provide a clear fixed-fee proposal tailored to your project.

Use the forms below to tell us what you’re looking to achieve. We’ll review the information provided and come back with a transparent scope of work, deliverables, timescales and fee options.


Planning Applications and Appeals

We prepare, manage and support all types of planning submissions and appeals, including (but not limited to):

  • Householder applications (extensions, alterations, outbuildings)

  • Full and outline planning applications

  • Reserved matters and condition discharge

  • Change of use (including residential and commercial)

  • Permitted development and prior approval routes

  • Lawful Development Certificates (CLEUD/CLOPUD)

  • Enforcement matters and retrospective applications

  • Planning appeals (householder, written representations, hearings and inquiries)

  • Costs applications and appeal strategy advice

Request a fee proposal by completing the Applications & Appeals form. The more detail you can provide, the more accurate we can be with scope and pricing. If you already have drawings, a decision notice, officer report, refusal reasons or prior advice, please upload them.

What you’ll receive:
A fixed-fee proposal setting out recommended next steps, what’s included, expected timescales, and any key risks or information gaps to address early.


Site Appraisals and Planning Advice

Not sure whether your idea is likely to secure planning permission? Our Site Appraisal & Strategy service is designed to give you an early, professional view before you commit to design costs or an application.

A site appraisal typically includes:

  • Review of site context, constraints and policy position

  • Planning history and relevant nearby decisions/appeals

  • Likely opportunities, risks and key planning issues

  • Recommended strategy (including the best planning route)

  • Clear next steps and what supporting information may be needed

If you’re considering buying a site, selling land, or testing development potential, a site appraisal can save time, reduce risk and give you clarity.

Planning Triage Service (written response)

If you need fast, focused advice before deciding what to do next, you can book a Planning Triage service for a response within 48hours.

This is ideal if you:

  • want a quick view on planning prospects before instructing an architect

  • need help interpreting council feedback, refusal reasons or conditions

  • are unsure whether to appeal, revise, or submit a new application

  • want clear next steps and a realistic route forward

Fee: £175
Deposit: 50% payable to secure the booking

What’s included:

  • A structured response to review your proposal and planning context

  • Practical advice on risks, likely constraints and strategy

  • Clear recommendations for next steps (and what information you may need)

  • If you proceed to a wider instruction, we can then provide a fixed-fee proposal for the next stage

Site Visit Service (On-Site Planning Advice)

If your project would benefit from an in-person review, WPS Planning also offers site visits. A site visit can be particularly helpful for proposals where context, levels, relationships with neighbours, access arrangements, heritage setting, or landscape impact are key considerations.

A site visit is ideal if you:

  • want practical advice on what is likely to be supported on the site

  • need help understanding constraints that are hard to judge from plans alone

  • want an early steer on design, scale, layout, privacy/overlooking and access

  • are preparing for a pre-application, planning submission, or appeal

  • want support assessing development potential before buying or selling

Fee options: £225 (within 15miles of Horsham) – £295 (15-25miles) contact us if you would like us to travel further.
Deposit: full payment to secure the booking

What’s included:

  • On-site meeting to review the proposal and planning considerations in context

  • Identification of key opportunities, constraints and risks

  • Practical strategy advice and recommended next steps

What to Upload (If Available)

To help us respond quickly, please upload anything you have, such as:

  • site plan / red line boundary

  • photos of the site and street scene

  • existing or proposed drawings/sketches

  • decision notice, officer report, refusal reasons

  • pre-application advice or previous planning correspondence

  • any relevant surveys (tree, ecology, drainage, highways, heritage)


What Happens Next

  1. You submit the relevant form (Applications & Appeals / Site Appraisal), or book a paid service.

  2. We review the details and contact you if anything key is missing.

  3. We issue a clear fixed-fee proposal with scope, deliverables and timescales — or, if you’ve booked Planning Triage or a Site Visit, we’ll use that session to shape the best route forward.
